Many Australian home owners decide to renovate their home, rather than move to another property. This can be for many reasons, but it is usually because they love their neighbourhood, they are close to work, school and friends, and a renovation will increase the value of their home.
A home renovation however, isn’t something that you can rush, because it takes careful preparation and management to get the job done right. If you are considering tackling a home renovation, here are six critical steps you need to take to ensure a successful outcome.
Two important considerations in planning ahead are your daily schedule and your pets. If you work from home or do shift work, how will you deal with the upheaval of a home renovation? How will your pets deal with having workmen in the house all day long? Will they escape through the open doors? It might be better for you to move out for the duration, but is that possible in your situation?
You don’t want to run out of money part way through your renovation, so give your budget some serious thought before you start. Write a list of your ‘must-haves’ in your new renovation and another list of your ‘would-likes’. If you don’t have money for everything on both of your lists, then focus on your ‘must-haves’ and prioritise your ‘would-likes’.
Have a vision
If you are employing a designer, then you will have professional help to design your renovations. On the other hand, you might like to design the renovations yourself. Whichever option you select, you must have a clear vision of your renovations and stick to it. Changing your design half way through is a recipe for disaster, causing a major blow out in your budget, so it is best avoided.
Once you have a realistic budget and design organised, your next step is to research all the materials you will need and find the most cost-effective options for your renovation. For example, can you afford a stone counter-top in your kitchen? What if you opted for laminate floors instead of hardwood – does that allow you to afford a granite bench top in the kitchen?
Don’t worry about trends
If you absolutely must have pink kitchen cabinets, then so be it. Trends or extreme personal tastes however, will segregate future buyers, so it pays to look for a timeless design that suits your style and doesn’t alienate the buyers of the future. If you want to know all the latest trends, your contractor will be able to tell you what’s most popular at the moment, but remember – trends come and go, whilst good design is timeless.
Choose the right contractor
Don’t simply pick the cheapest contractor, as they might not give you a quality renovation. Instead, spend time speaking to different contractors, as this will help you to decide if you can work together, check their website for client testimonials and ask whether any of their past clients are happy to talk to you. All these factors are an important part of selecting the right contractor for your home renovation.
